Mold Inspection
I am also trained & certified “MOLD INSPECTORS” and have been trained to test for mold in homes using the air sampling equipments. If you are concern about mold you may want to have this service for an additional fee. Basically what I do is take some sample of inside and outside air. Those samples are sent to a lab where they will be analyzed for mold. This process take up to 5 business days.
- The key to mold control is moisture control.
- If mold is a problem in your home, you should clean up the mold promptly and fix the water problem.

I am an engineer and professionally trained, you’ll get an education about your house along with your inspection. Some inspectors prefer that you leave them alone while they inspect, I prefer that you accompany me and ask a lot of questions. You’ll get information about what we’re looking at, how it works, what’s wrong with it, how to fix it, options for improvement, and so on. First-time buyers especially benefit from my unique service. We can take whatever time you need to understand everything, since I generally schedule only one inspection a day.

Mold-savvy inspection
I am not a kind of inspector who just simply concerned about mold, which can have serious health and financial issue, for homeowners. Since I do mold inspections, I automatically keep my eyes open for mold during my inspections. If I find anything that even looks like mold on the inspection, I am not just going simply to recommend you to call a mold specialist that cost you more money and time for Sampling and laboratory analysis, I’ll discuss it with you and help you decide what to do. Sometimes cleaning or limited repair may be all you need.
Home Maintenance Checklist
Keep your home in shape year-round. A maintenance schedule is the best way to manage your household maintenance budget, to protect your investment and to prevent problems in future.
Just like regular oil changes for your car keep your engine happy and healthy, keeping up with regular home maintenance tasks will keep you from future headaches and wasted money. The good news is that you can do the majority of it on your own without much experience. Get help from Google if you really get stuck
SAFETY FIRST – Homeowners often want to perform maintenance themselves to save money. It is important to bear in mind that there are many areas of home maintenance that are best left to qualified persons.
We’ve listed tasks that need to be done monthly, quarterly, annually and seasonally:
- Change the locks on all exterior doors. Use a dead bolt for better security. Go through the house and Check all locks, deadbolts, handles, knobs, racks and etc… on your doors and windows. If anything doesn’t work right, fix or replace them.
- It is very important to correct trip hazards such as broken or uneven walks and driveways, loose or torn carpet or uneven flooring. Correct unsafe stairways, railing and landings… ,before any accident happen to your family. Re-seal any cracks.
- Inspect your fire extinguisher(s). Install smoke detectors and carbon monoxide detectors as necessary, make sure you test the detectors, your detectors should have a “test” button. If the alarm sounds, you’re good to go. If not, replace batteries immediately and test again. Replace the batteries in smoke detectors every six month.
- Make any electrical improvements. Always and always be extra careful when working with electricity. Check that all outlets work; Test all GFCI (ground fault circuit interrupter) outlets regularly with pressing the test button. Label the circuits in electrical panels. Check trees for interference with electric cables.
- Give your house a deep clean include your basement. Remove any wood/soil contact to prevent rot and insect damage. Clear dead plants from your house. Clean range hood filters. Vacuum your refrigerator coils….
- Have all chimneys inspected and cleaned annually. Check and clean dryer vent, other exhaust vents to exterior of home. Vacuum the clothes dryer’s exhaust duct once a year.
- Make sure you know the location of the shut-offs for the heating, electrical and plumbing systems.
- Clean the gutters in the spring and fall. They’ve likely accumulated leaves from the fall and grime and sediment from the winter snows and rains.
- Inspect roofing and flashing materials for damage, leaks, etc. Repair as needed.
- Clean leaves and debris from the condenser of a central air conditioner seasonally. Cut back trees and shrubs from the house walls, roof, gutter and air conditioning system.
- Inspect window and door caulking and weather stripping. Clean the tracks on horizontal sliding windows, and make sure the drain holes are clear. Repair or replace damaged window screens. Clean out window wells of debris.
- Shut off and flush outdoor water faucets in the fall.
- Winterize air conditioning systems in fall and get heating system ready for winter. Service furnace or boiler at least every other year . Replace furnace filters when they are dirty. Make sure heating vents are open and not blocked. Don’t forget about fireplaces if you have them. Check humidifiers too and make sure do not get too much moisture in your house.
- Check the bathtub and shower caulking.
- Test reversing mechanism on your garage door opener every other month. Keeping your garage clean and tidy will extend its life.
- Inspect all plumbing for leaks. Run water and flush toilets in unused spaces. Test your sump pump.
- Check attics for evidence of leaks.
